The Exchange on Orange has long been known as the premier office building in Orlando. Built In 1988, the project consists of a 30-story Tower and a 7-story mid-rise building. Positioned within Downtown Orlando’s Central Business District it is within walking distance of the Dr. Phillips Center for the Performing Arts and Amway Arena, has excellent access to several major highways, offers large and flexible floor plans, onsite management, and around-the-clock security staff.
The project’s overall design is modernistic with the Tower topped by four, 5-story fiberglass white turrets that dominate the Orlando Skyline due to their size, unique design, and lighting. The facade of the building is constructed of reinforced concrete and contains granite and marble finishes, emphasizing a striking color pallet from the Texas Pink granite and bronze-hued windows set-off by the patina-colored window mullions.
The property’s exterior appearance is further enhanced by one of the largest “green spaces” in Downtown Orlando that includes a park bordered by a courtyard with outdoor seating, fountains, greenery accented by colorful annuals and several table options to take in the fresh air during a lunch break, meet up with colleagues and enjoy events throughout the year.
Inside, and beyond the chrome framed glass entry doors, the reimagined 8-story lobby atrium is the focal point for tenants and visitors. The central lobby flooring is a combination of classic Statuary White/Grimaldi marble and Andes Black granite. The lobby walls are made of Indiana limestone with polished marble portals and warm walnut plank cladding.
The property also boasts several amenities: a recently refreshed premier fitness center known as Exchange Fitness, that offers state-of-the-art equipment, a group fitness studio, locker rooms with showers, an onsite Fitness Consultant, several free weekly group classes, and personal training opportunities in addition to high tech conference facilities with seating up to 100 people and a tenant lounge with full service coffee/cocktail bar, pool tables, Top Golf swing suits and collaboration space, opening late Fall 2023.
