The Exchange on Orange

  General Information

The Parking Garage is currently managed by Reef Parking. The five-story, concrete deck garage has approximately 1,292 spaces and is open 24 hours a day, 7 days a week and is available for tenant and visitor parking.

Access to the parking garage can be made via the main entrance on South Street and the rear entrance on Church Street. Both can be accessed with an access card or by pulling a parking ticket.

Parking Garage Driving Directions

The Parking Garage is located in between South Street and Church Street and is next to the 200 South Orange Avenue building. The garage is also known as the 200 South Orange Avenue Parking Garage. The garage main entrance in located on the north side of West South Street, directly opposite Boone Avenue. Look for a tan 5-story parking garage with a grey 200 South Orange Avenue Parking sign in front.

From the SOUTH:

  • Follow I-4 E to Exit 82B - South St.
  • Continue Straight ahead on South St. exit ramp
  • Turn Right on South St.
  • Garage is on the Left after the railroad tracks.

From the NORTH:

  • I-4 W to Exit 82B - Anderson St.
  • Turn Left on Anderson St.
  • Turn Left on Boone St.
  • Continue Straight on Boone St. straight into the Garage.

From the EAST:

  • Take FL-408W (Partial Toll Road) to exit 11A toward Rosalind Avenue (Toll Road).
  • Turn left at E. South St.
  • Continue Straight on South St. over Orange Ave.
  • Turn right into garage at the Boone Street Traffic light. (Second garage entrance after Orange Ave.)

From the WEST:

  • Take FL-408E (Toll Road) to exit 9 toward US-92/US-441 (Toll Road)
  • Merge onto Carter St.
  • Turn Left on S. Orange Blossom Trail/US-17/US-92
  • Turn Right onto W. Anderson
  • Continue on Anderson via I-4
  • Turn Left on Boone St.
  • Continue on Boone St. straight into the Garage

Parking Rules and Regulations

Upon entering the parking garage, drive to the appropriate card reader in an entrance lane and swipe your access card. It is important to wait until the gate is completely down from the previous car entering before swiping your access card. If the card is active, the gate will open to allow entry to the parking area.

Upon exiting, drive to the appropriate card reader at any of the exits. Be sure to exercise the same caution as when entering. After swiping your access and the card is active, the gate will open to allow exit.

NOTE: The card reader changes the mode of the access card each time it is used. After using the access card to enter the garage, it must be used next only to exit before it will become valid to again open the entrance gate. Conversely, when it is used to exit, it must be used to enter before it again can be used to exit.

If the access card does not work upon entering the garage, take a parking ticket, park your car, and immediately see the Parking Garage Manager at the Parking Garage Office for assistance.

Licensee will be issued an access card. This card is not transferable. Visitor tickets shall not be used by Licensee in lieu of their access card. In the event, Licensee uses a visitor ticket, such ticket shall be billed to Licensee at the face rate of the ticket.

Please keep your access card out of the sun and excessive heat to prevent damage.

Loss or theft of parking access cards or other such devices must be reported to the Parking Garage Manager immediately.

Cars must be parked entirely within the stall lines painted on the floor, and only small cars must be parked in areas reserved for small cars.

All directional signs and arrows must be observed.

The speed limit shall be 5 miles per hour.

Where zone parking is applicable vehicles must be parked in their designated zones.

Spaces reserved for handicapped parking must be used only by vehicles properly designated.

Parking is prohibited in all areas not expressly designated for parking including without limitation.

  3. Areas where ‘no parking’ signs are posted
  4. Ramps
  5. Loading Zones

No allowance is made in billing for the time not used, nor may customer authorize another to park in customer’s absence. Payment shall be made by the 10th day of each month. Operator reserves the right to increase the monthly rate for said parking space(s) upon thirty (30) days written notice.

Cars parked at this facility are parked at owner’s risk. Charges are for the parking space only and the privilege of parking a car in that space. The operator and owners of the facility are not responsible nor do they assume or shall they at any time be liable for any and all damages by fire, theft, casualty, or any other cause whatsoever with respect to any personal property or contents of said car. VEHICLES SHOULD BE LOCKED AND VALUABLES SHOULD NOT BE LEFT IN VEHICLES.

No vehicles are allowed to be stored or parked overnight in the Parking Garage without prior approval from the Parking Garage Operator. If approved, overnight parking shall not exceed a period of one week. If it is necessary for a User to leave an automobile in the Parking Garage overnight, such User shall provide the Parking Garage Operator with prior notice thereof designating the license plate number and model of such automobile. If overnight parking is approved pursuant to this provision, such User shall leave emergency contact information in the event that there is an issue with the vehicle and the applicable User is unable to be contacted.

Users shall not permit or allow any vehicles that belong to or are controlled by such User or User’s employees, sublessees, customers or invitees to be loaded, unloaded or parked in areas other than those designated by the Parking Garage Operator for such activities. Except as may be set forth in these Rules and Regulations, no vehicles are to be left in the parking areas overnight and no vehicles are to be parked in the parking areas other than normally sized passenger automobiles, motorcycles and pick-up trucks. No extended term storage of vehicles is permitted.

Parking Garage Operator reserves the right, without cost or liability to the Parking Garage Operator or the Owner of the Tower Parcel, to tow any vehicle if such vehicle’s audio theft alarm system remains engaged for an unreasonable period of time.

Washing, waxing, cleaning or servicing of any vehicle in any area not specifically reserved for such purpose is prohibited.

All Users shall abide by these Rules and Regulations pertaining to the use of the Parking Facility as may from time to time be prescribed by the Owner of the Tower Parcel. Users shall promptly reimburse Parking Garage Operator for any expenses incurred as a result of such Users violation of the Rules and Regulations, including without limitation, towing expenses for obstructing vehicles. Violation of such Rules and Regulations shall be grounds for immediate termination of the right to use the Parking Garage.

Vehicles that are abandoned, disabled, obstructing any means of ingress or egress to or throughout the Parking Garage, or in any way a general nuisance or hazard are subject to removal without notice by Parking Garage Operator. All costs associated with such removal shall be at the Users’/vehicle owner's expense.

Licensee agrees to abide by the rules and regulations pertaining to the use of the facility as may from time to time be prescribed by the Garage Owner or Operator. Licensee shall promptly reimburse Operator for any expenses incurred as a result of Licensee’s violation of the rules and regulations, including without limitation, towing expenses for obstructing vehicles. Violation of such rules and regulations shall be grounds for immediate termination of license.

Individual licenses shall, upon timely receipt by the Operator of the prevailing fee, continue automatically month-to-month until terminated by either party upon thirty (30) days written notice to the other party provided this agreement does not fall under the building lease between employer and garage owner.

Handicap Parking Spaces

Parking stalls reserved for handicapped individuals are clearly marked in the Parking Garage. As a reminder, do not park in these spaces unless you have a valid handicapped license.
